Step 1 — Select your OC
The calculator starts with one OC. If your property has more than one owners corporation, click + Add OC to add additional tabs — up to six. Switch between OCs using the tabs at the top. Your data is saved as you switch. Click − Remove OC to remove the active OC.
Step 2 — Enter your admin budget items
Enter each line item for your administrative fund — description and annual dollar amount per row. Click + Add row to add items and − to remove them. The admin fund covers day-to-day operating costs such as insurance, management fees and common area utilities.
Step 3 — Enter your maintenance budget items
Enter each line item for your maintenance fund using the same approach. The maintenance fund covers the repair, maintenance and replacement of common property.
Step 4 — Enter lot details
Enter two figures:
Lot liability (per lot) — the entitlement number for the specific lot, as shown on the plan of subdivision
Total lot liability — the sum of all lot liabilities across the OC
These figures determine that lot’s proportional share of the total budget. Both can be found on your plan of subdivision or OC certificate.
Step 5 — Read your results
The Results section shows admin and maintenance levy amounts per lot — quarterly and annually — plus a combined total. Results update instantly as you type.
Step 6 — Review the combined summary
The summary table at the bottom shows all OCs side by side with their budgets and levy amounts per lot, including a totals row. Useful when presenting levy proposals across a multi-OC property.
