Total Owners Corporation Services (Total OCS) is a Melbourne-based Owners Corporation management firm serving residential, commercial and mixed-use properties across metropolitan and regional Victoria.

The systems behind reliable management
We use Urbanise for trust accounting and owner communications, giving committees and lot owners secure online access to financial reports, levy notices, meeting documents and maintenance records through the MyCommunity portal.
Our internal systems include Xero, Microsoft 365 and a dedicated suite of online forms and order portal — allowing us to manage information accurately, communicate clearly and maintain strong governance records across every building we manage.
